How to File a Homeowner's Insurance Claim for Water Damage in California
Water damage is one of the most stressful things a homeowner can deal with. Whether it's a burst pipe, a roof leak, a failed water heater, or a washing machine that decided to flood your laundry room, the first 24 to 48 hours matter a lot, both for limiting the damage and for protecting your insurance claim.
Here is a straightforward walkthrough of what to do.
First: Stop the Water and Limit the Damage
Your first job is stopping the source. If it's a burst pipe, shut off the water supply to that fixture or to the whole house. If it's a roof leak, get buckets and tarps down to limit spread.
This matters for your insurance claim too. Your policy requires you to take reasonable steps to prevent additional damage after an incident. If you don't, the insurer can reduce or deny coverage for damage that happened after the initial event. Do what you reasonably can to stop it from getting worse.
Second: Document Everything Before You Touch It
Before you start cleaning up, grab your phone and document everything. Walk every affected room and take photos and video of all of it.
Standing water and wet floors
Damaged walls, ceilings, and baseboards
The source of the water, whether that is the burst pipe, the leaking roof area, or the failed appliance
Any visible mold or soft drywall
Damaged personal property
The more documentation you have the stronger your claim. Email the photos to yourself right away to create a timestamp.
Third: Call Your Insurance Company
Report the loss as soon as possible. Most policies require prompt reporting. Have your policy number ready and give them a basic description of what happened and when. They will assign an adjuster and schedule a visit.
One thing worth knowing: you are not required to have a contractor there during the adjuster's visit, but having one who knows what to look for can make a real difference. Adjusters miss things. A good contractor knows where to look for hidden moisture and structural damage that might not be obvious to someone who isn't in the trades.
Fourth: Get a Contractor Assessment
While you are waiting for the adjuster, call a licensed contractor to assess the damage. A good contractor will document everything thoroughly, including moisture behind walls and under flooring that you can't see from the surface. They will give you a detailed written estimate and help you understand what should be covered.
In California you have the right to choose your own contractor. Your insurance company cannot require you to use their preferred vendor. Make sure whoever you hire has a valid California CSLB license. You can verify any contractor's license at cslb.ca.gov.
Fifth: Review the Adjuster's Scope of Loss
After the visit you will receive a scope of loss, which is a document detailing what the insurance company will cover and at what cost. Read it carefully. If your contractor's estimate is higher, or if the adjuster missed damage, you can submit a supplemental claim with supporting documentation. This is common and it is your right.
Sixth: Authorize Repairs and Get Started
Once the scope is agreed on, authorize your contractor to begin. California law limits how much a contractor can collect upfront on a home improvement project. Be cautious of anyone asking for a large deposit before work starts.
What About Mold?
In Southern California's climate, mold can start growing within 24 to 48 hours of water intrusion, especially inside walls and under flooring where there is limited airflow. Mold remediation is typically covered under homeowner's insurance when it results from a covered water loss, but it has to be documented as part of your claim. Do not skip this step.
